The classic image of a project full of adjustments, rework, and hastily made decisions is beginning to give way to a new model in civil construction: predictability. Increasingly, projects are being conceived, tested, and adjusted even before construction begins—a movement that is reducing errors, optimizing resources, and raising the standard of deliverables.

This change is based on the use of technologies that allow the creation of a kind of "virtual construction site," where all stages are simulated in advance. In practice, this means that problems that previously only appeared on the construction site are now identified—and resolved—during the design phase.

“Even before making the necessary adjustments, we can visualize the project as a whole and develop it. It's like building virtually before actually executing it, which brings much more organization, economy, and quality to the construction,” he explains. Márcio Orofino, CEO of Canteiro AEC. He He cites the example of Cota Empreendimentos' upcoming launch, the Dimension 365, which already applies this practice. 

This approach marks an important evolution compared to the traditional model, in which different projects (architectural, structural, electric, hydraulicPreviously, these features were developed separately and only adjusted later. Now, everything is thought of in an integrated way from the beginning — enhancing a level of care that companies like Cota already adopted, now with the support of technology.

“Cota has always been careful about the compatibility of projects; it’s part of our DNA. What changes with BIM isn’t starting to do it, but how we do it: before, it was a manual process, analyzing plans and interferences point by point. Now, with 3D visualization, we can gain speed, scale, and even more precision, improving the results we were already seeking,” he states. Marco Alberton, technical director of Cota Empreendimentos.

The impact is direct on the results. Projects that have adopted the BIM methodology in a mature and structured way manage to reduce rework and material waste by up to 30%. Cost reductions on the construction site can reach 20%, not only in material savings but also in the early resolution of problems that were not traditionally addressed in the design phase.  

But the gain isn't just in efficiency. There's also a significant improvement in the quality of the final product. "Making things compatible isn't just about eliminating interference. A project can have no conflicts and still be bad. What we're aiming for is to arrive at the best possible solution before construction begins," adds Alberton.

This care becomes even more critical in industrialized construction systems, such as metal structures and precast elements, where there is little room for corrections during execution. "When there is an incompatibility in this type of system, the impact is much greater. Therefore, the level of detail and integration needs to be much more rigorous," he adds.

It is in this context that BIM (Building Information Modeling) comes into play, a methodology that has been gaining ground in the sector by allowing not only 3D visualization, but also complete project planning, including material quantities, schedules and budget estimates, functioning as a true information governance system.

Despite technological advancements, experts emphasize that the tool does not replace practical knowledge. On the contrary, the best results come from combining technology and field experience.

“Software enhances analytical capabilities, but it’s essential to have the perspective of someone who knows the project. It’s this combination that allows us to find smarter, more economical, and more practical solutions,” Orofino emphasizes.

The application of this model can be seen in Dimension 365This is a project to be launched by Cota Empreendimentos that incorporates this logic from the initial stages of development. The project was conceived with a focus on total integration between disciplines, advance planning, and a high level of technical detail, seeking to reduce uncertainties and increase efficiency throughout the entire execution.

With 176 residential units, including 89 studios and 87 two-bedroom apartments, and 4 shops, totaling 17.473,08 m² of total built area and located in Narrow NeighborhoodIn Florianópolis, the Cota 365 project relies on a construction model that prioritizes precision, organization, and data-driven decision-making. In this development, the use of BIM allows each stage to be simulated and validated beforehand, ensuring greater cost predictability, better resource management, and more control over the schedule.

“When we anticipate decisions and solve problems in the virtual environment, the work flows much more efficiently. The construction site ceases to be a space for improvisation and becomes an environment of planned execution,” says Alberton.

This initiative reflects a trend that is expected to intensify in the coming years: the pursuit of smarter, more sustainable construction projects aligned with high quality standards. More than a technological innovation, it represents a shift in mindset—where building well begins long before the first shovel is laid.
